Mortgages Question #3
One of the common questions we hear, especially from buyers planning their retirement or future Aliyah, is whether they are too old to qualify for a mortgage in Israel.
The good news? There is no single maximum age for applying for a mortgage.
So how does age affect your financing?
As a general rule, Israeli banks require mortgages to be fully repaid by approximately age 80–85, depending on the bank and your specific circumstances.
For example:
If you are 60 years old and the bank requires repayment by age 80, you may qualify for a mortgage of up to 20 years rather than the standard 30 years.
What should you keep in mind?
* Loan Term – The older you are, the shorter your potential repayment period may be.
* Monthly Payments – A shorter mortgage term generally means higher monthly payments.
* Income & Affordability – Banks will review your current income, retirement income, and ability to make the monthly payments.
* Life Insurance – Age and health can affect the availability and cost of mortgage life insurance.
⚠️ Every case is different. Your eligibility will depend on your financial situation, the bank's policies, and insurance requirements.
That's why it's important to review your financing options before committing to a property.
Your age doesn't necessarily prevent you from getting a mortgage. It simply affects how the mortgage should be structured.
